House Rules For Tenants

The following rules are compulsory for all tenants. You must comply with them in order not to jeopardise your tenancy with Impact and receive your notice of eviction, in line with the warning procedure. (Please understand that these rules are for everyone’s wellbeing and not because Impact wishes to be overbearing).

Impact is a supported housing project and it is therefore compulsory that you access/show that you require the support services on offer.                              

All daytime guests must leave by 11pm (maximum of 3 per flat).

All overnight guests (maximum of 1 per flat) must sign in at Haselbury (reception) no later than 4pm. However, no overnight guest will be authorised to stay before a probation period of 4 weeks has ceased and you can not have guests staying at your flat for more than 3 nights per week.

No guests may be left in your flat at any time when you are not there.

Excessive noise, nuisance, violence, threatening behaviour or harassment caused by you or your guest, either to staff or other tenants is not permitted.

Illegal drugs are not permitted to be used in or brought on to any of Impact’s premises (if we suspect this has happened, either the police will be called or we will follow the visitation policy to gain entry to your flat in order to investigate the suspicion). In addition to this, Impact has a zero tolerance drug use policy and will deliver random drug tests to ensure tenants are not taking illegal drugs (if you decline to take a test it will be treated as a positive test result).

You are responsible for paying a personal service charge and a contribution towards a bond on a weekly basis.

You are responsible for paying your utility bills promptly and in full.

It is of vital importance that when Impact asks you for a proof of income, bank statements, formal identification, or your National Insurance number for Housing Benefit purposes, you must produce them within five working days.

If any of your personal or financial circumstances change during your tenancy, it is your responsibility to let your support worker know immediately.

If it becomes necessary for Impact to evict you from your flat or to ban a person from Impact’s property, please note that you/they will not be allowed back into any of our premises at any time.

No pets/animals are permitted on any of Impact’s premises or in your flat.

Items of a discriminatory eg. racist, homophobic nature are not permitted in your flat.

If you have any visitors with a physical, mental or sensory disability it is your responsibility to ensure that they are able to safely evacuate your flat in an emergency situation.
